What is Mold and where it can be found?
Mold are microscopic organisms that are found virtually everywhere, indoors and outdoors. Mold can be found on plants, food, dry leaves and other organic material. Mold spores are easily detached and made airborne by vacuuming, walking on a carpet or even sitting on a couch. In indoor environments, mold can grow on sheet rock.

How can mold affect your health?
Exposure to mold is not healthy to anyone. The following individuals are at a higher risk for adverse health effects: infants, children, elderly, immune compromised patients, pregnant women, and individuals with existing respiratory conditions. When inhaled, even in small amounts, mold can cause a wide range of health problems including respiratory problems (wheezing), nasal and sinus congestion, watery and red eyes, nose and throat irritation, skin irritation, aches and pains, fevers, asthma, emphysema, and in some cases, even death.

Mold sampling has become a standard practice during home inspections, with good reason. You should not buy a home with mold, sell a home with mold or live in a home with mold. Indoor environmental testing is just as important as any other portion of the home inspection. A professional mold inspection will determine if there is visible mold in the home by performing a swab or tape life sample. Air samples will determine if the mold sports have become airborne. In order to prepare an accurate scope of remediation work and a cost estimate, it is imperative to determine if the indoor air quality has elevated levels of mold in comparison to the outside air. Professional testing is highly recommended.

Molds are a category of micro-organism called Fungi that also includes mushrooms and yeasts. They are eukaryotic, multi-celled organisms and are present almost everywhere. If we keep things dry, molds do not grow. Mold becomes troublesome when there is excessive humidity or moisture. This “Mold Situation” can originate from sudden water releases, like a pipe burst, appliance line break and toilet overflow or such chronic conditions as leaking roofs, slab leaks and rusted plumbing. In addition, high humidity (warm air that condenses on cool surfaces) can trigger mold problems.

The longer an indoor contaminant is allowed to remain intact, the greater its potential impact on human health and on the structural integrity of the facility. Successful remediation in these situations is often a function of experience and training.
